How To Sell a House with a Lease Option

Owner Will Finance – No Bank Qualifying

All of the properties I sell are available owner-financed. There is no credit check and no bank qualifying. I can close very quickly, usually within 30 days.

This is a great time to buy a house, with low interest rates and a soft real estate market. And if you are a first-time home buyer (i.e., you have not owned a house that you lived in within the past 3 years, you may receive a tax credit of up to $8,000 if you close before November 30, 2009.

If you have been pre-approved for a new loan, I will sell my house to you at a substantial discount, or I can act as your buyer’s agent to purchase any home in the Austin metro area. You can read more about my realtor services or see all the available properties in the entire MLS.

Otherwise, to buy one of my houses, all you need to show is:

1. You have enough cash to put 10% down; AND

2. You have gross monthly income equal to 3% of the purchase price.

So if you want to buy a house for $200,000.00, you will have to show me that you have at least $20,000 in cash for a down payment and gross monthly income of at least $6,000.00.

If you do not have 10% down, but you do have 3% down and you have the 3% monthly income, I would consider a rent-to-own arrangement, but due to Texas law, I can only give you an option period of 6 months. Click here to read more about lease options.
